Air Duct Cleaning FAQ — Santa Clara, CA
Common questions from homeowners in Santa Clara and the surrounding area. If your question isn't here, call us and we'll give you a straight answer.
Do ducts in a Santa Clara house really need cleaning on a schedule?
Not on a calendar, no. Most homes here land somewhere in the three-to-seven year window, and what pushes a house toward the short end is dust load, not age. Santa Clara sits on the flat valley floor at the south end of San Francisco Bay, Santa Clara County, and the long dry season means months of airborne dust with no rain to wash it out. Add the delta breeze and open windows pulling outside dust into the envelope all summer, plus pets, a remodel, or a crawlspace return, and the interval shortens fast.

Walk me through what actually happens when your crew shows up.
We open the system first and look before we quote anything. The blower and coil get inspected, we check how the trunk and branches run, and we pull a register or two to see what's sitting in there. Then we hook a negative-air machine to the main trunk, seal the registers, and work each run with rotating brushes and compressed air so debris travels toward the vacuum instead of into your rooms. We finish at the air handler, clean the blower compartment, and show you the before-and-after on the same runs we started with.

How long will the crew be at my house?
A typical 1950s tract ranch with one system and ten or twelve registers runs about two to four hours. Two systems, a mid-rise condo with tight mechanical access, or a house where flex duct was spliced into the original metal runs takes longer because every transition has to be worked separately. Dryer vents add roughly half an hour. We give you a time window when we arrive, after we've seen the layout.

Why does one house price out higher than the one next door?
Register count is the first thing. After that it's access: a furnace in a hall closet with a drop-down panel is quick, while a garage unit feeding a vented crawlspace or a low attic means crawling to reach every branch. Houses where AC was added later often have flex runs tied into original sheet metal, and each of those splices is its own cleaning point. Heavy contamination, a second system, or a blower that hasn't been pulled in a decade all add labor. We look at it in person, tell you what we see, and you have the number in hand before we touch anything.

Does anything get shoved around, and what does the place look like after?
We ask you to clear a path to the registers and the furnace. Light pieces we'll shift ourselves, but we don't move pianos, china cabinets, or anything we could damage. The vacuum keeps the system under negative pressure the whole time, so debris goes into the machine, not onto your floors. Drop cloths go down at the air handler and we vacuum the work area before we leave.

My airflow is bad. Is that the dryer line or the heating and cooling system?
Look at where the symptom shows up. Clothes needing two cycles, a hot laundry room, or lint around the dryer door points at the dryer vent, which is its own duct to the outside. Weak air at the registers, uneven room temperatures, or a system that short-cycles points at the HVAC side. In garage installations here the two are often a few feet apart, so people mix them up. We test both and tell you which one is the problem.

What if there's mold in the ducts?
We stop and show you. Mild wet winters with almost all rain November-March, plus a cooling season roughly May-October, give condensation two chances a year to form at the coil and in crawlspace runs. If it's surface growth on metal from a sweating line or a drain problem, we clean it and tell you what to fix so it doesn't come back. If it's into porous flex liner or insulation, cleaning won't solve it and that section needs replacement. We don't sell fogging as a cure for a moisture source that's still active.

Do you put in a fresh filter when you're done?
Yes. Running a clean system through a loaded filter undoes part of the work, so a standard-size replacement goes in at the end. We work on Carrier, Trane, Lennox, Goodman, Rheem, and American Standard equipment and stock the common sizes. Oversized media cabinets or an odd aftermarket size may need to be ordered, and we'll tell you the size so you can keep spares. We also show you where the filter sits, which surprises a lot of people in hall-closet installs.

Can someone come out today?
Often yes, especially outside the inland heat spikes when temperatures sit in the 80s-90s and everyone calls at once. We hold slots each day for same-day estimates and can usually do the cleaning on the same visit if the crew has the time. Morning calls have the best odds. If the day is full we'll put you first on the next one rather than promise a window we can't hit.

Which areas do you cover?
All of Santa Clara and the surrounding Santa Clara County cities. That covers the late-1940s through 1960s tract ranch homes built during the valley's orchard-to-suburb conversion, the 1970s-80s apartment and condo infill, and the newer mid-rise near the stadium and Mission College areas. We handle single systems, multi-unit buildings, and small commercial. Tell us the cross streets when you call and we'll confirm.
